Summary

Having heard a rumor that Velwyn Benirus is selling a manor for cheap, you can speak with him to buy it for 5,000 gold. Visit it, sleep inside, and Ghosts attack! Find Velwyn Benirus in the Elven District of the Imperial City to gain access to the secret chamber that holds the root of the curse of the building.


Walkthrough

Buy Benirus Manor from Velwyn Benirus

In Anvil, make your way to “The Count’s Arms,” and head inside. You can find Velwyn Benirus wandering around it. Approach and talk with him. He’ll explain that he’s trying to sell Benirus Manor and offers it to you for 5,000 gold. Give him the money and he’ll give you the deed and key before leaving town.

Velwyn Benirus’s Schedule (Anvil):

  • 12am-6am – Sleeps in Room in The Count’s Arms (1st door on left)
  • 6am-12pm – Wanders The Count’s Arms
  • 12pm-2pm – Lunch
  • 2pm-12am – Wanders The Count’s Arms


Sleep in the Manor

Approaching Benirus Manor

Head to the Eastern side of Anvil. Just across from Heinrich Oaken-Hull’s House, nearby the Chapel of Dibella. While there’s a bit to explore here, there’s nothing of value to be found. Open the first door on the right then turn to the left to find another door. Open it and pass through it as well. Inside this third room, you can find the stairs leading up to the bedroom. Take them up, open the door, and head over to the left. You’ll find the bed there. Just go to sleep there to advance the quest.

It can be for 1 hour or 8 hours that you attempt to sleep in this bed. This will not trigger a level up. It will trigger the conversation that begins the Dark Brotherhood Questline though.


Fend Off The Spirits

The Benirus Manor Ghosts attack!

Regardless of how long you attempt to sleep, it will be interrupted by 3 Benirus Manor Ghosts. Equip any Enchanted, Silver, Daedric, or Dremora Weapon to do damage. Magic can also do it, just avoid Frost damage since Ghosts resist it.


A Lost Hand and Diary

It’s time to get some answers, but before that, there’s something to do. You need to head downstairs into the entrance room of the manor. Sitting on the ground is a broken vase that has a neon green glow to it. Sitting in it is a note and a Skeletal Hand. Collecting and reading the note gives more context. You need to collect the Skeletal Hand for later in this quest. Velwyn Benirus has a bit to answer for. The Hero will need to find him. There are a few more Ghosts scattered around the Manor that you can fight.

The note makes it clear that there is a secret chamber inside the manor. It’s locked to the Benirus Bloodline, so only one of them can open it.


The Truth of Benirus Manor

It’s time to get more about this manor from Velwyn Benirus. Talk with anyone about Anvil and they’ll direct you to Wilbur of “The Count’s Arms.” When you do talk with Wilbur, he’ll explain that Velwyn Benirus has left for the Imperial City. A bit of travel is needed now.

Make your way to the Elven Garden District of the Imperial City. He can be found in the “King and Queen Tavern.”

Velwyn Benirus’s Schedule (Imperial City):

  • 12am-8am – Sleeps in room (1st door on right)
  • 8am-1pm – Wanders the King and Queen Tavern
  • 1pm-3pm – Lunch
  • 3pm-12am – Wanders the King and Queen Tavern

It’s time to confront Velwyn Benirus. You will need to raise his disposition of you to 60 or above for this part. If it’s lower than that, he won’t accept any responsibility for his actions. Once above, he’ll at least explain that his grandfather, Lorgren Benirus, had been practicing Necromancy.


Meeting at the Count’s Arms

Velwyn reluctantly agrees to return to Benirus Manor

Velwyn Benirus has admitted fault and will help you. He asks you to meet him back at the Count’s Arms in Anvil. Fast Travel back there and find him again in the Inn. He’ll ask the Hero to lead him to Benirus Manor. Take it slow and follow Velwyn Benirus as he walks through the Inn and along the streets to reach Benirus Manor. Follow him inside when he goes in.


Benirus Manor Basement

The goal inside Benirus Manor is now to reach the Basement. There are a number of Benirus Manor Ghosts scattered between the entrance door and the door to the basement.

From the entrance hall, you will want to head over to the right. In the first room, you can encounter 1 Benirus Manor Ghost. Going into the room with the stairs leading to the Upper level, and also next to the stairs: the door to the basement. You can encounter 2 Benirus Manor Ghosts here, but they’re the easiest to avoid. Just duck into the basement.

Once inside the basement, take the stairs downward. When you reach the first landing, you’ll encounter a trio of Benirus Manor Ghosts. Head to the West and take the stairs down.

Here, there’s another landing. With it, another Benirus Manor Ghost. Defeat it and head to the East. Follow the corridor along to reach its end. There’s a strange blood-colored glyph on the wall. Approach it. Wait a minute for Velwyn Benirus to approach it. After that, you need to wait for him to activate the Glyph. You’ll know its worked because a prompt will appear and Velwyn Benirus will run away!


Confronting Lorgren Benirus

Interact with the Altar to hear from the Dead

Inside the Secret Portal is a Crypt with a skeleton sitting on an altar. Active glyph dot the chamber. The book that guided him, the Tome of Unlife, can be found sitting on the desk on the right. Approach and interact with the altar.

The Skeleton will explain that it was Lorgren Benirus in life. He expresses regret for the actions he’d taken in pursuit of power. To help him find eternal peace, he asks you to return his skeletal hand. As long as you collected the hand from the floor earlier, all you need to do is approach the skeleton and interact with it.

Lorgren Benirus will thank you for completing his body and allowing him to resurrect. He will appear as a form of Lich. Quickly move in and attack him. Remember, avoid Frost damage since he’ll resist it. Everything else is fair use.

He will drop his Staff of Flame (a unique item) when defeated. It has 7 uses and will do 70 Fire damage to its target. Be sure to take a little time to explore the chamber and collect its riches.


Report back to Velwyn Benirus

With the Lich defeated, you can easily exit the building. As you leave, the house is in a much better state. Every upgrade it can have has been applied and it’s looking better than it has for years. Exit and head back to “The Count’s Arms.” Once again, find and talk with Velwyn Benirus. He’ll be very happy to know that the curse is broken. He does also apologize for running away. He also thanks you for lifting the curse. He will return to the Imperial City after all this.

Benirus Manor is now fully upgraded and ready for regular use! Enjoy your new house in Anvil!
